Can you hold a place before I apply?
Unfortunately we cannot hold the property without a security deposit. The security deposit is due upon approval of your application and will hold the property for two weeks. -
Do I pay first month’s rent and last month’s rent with my security deposit?
A last month's rent or higher security deposit may be required if your application is approved with conditions. -
How old do you have to be to apply?
18 years or older -
Is the deposit refundable?
If you pay the deposit after being approved and you back out the deposit is non refundable. However, if you fulfill your lease agreement, follow the moveout procedures and do not cause any damages beyond normal wear and tear, your deposit would be refundable. -
Who needs a cosigner?
Anyone who is not well qualified. A well qualified applicant will have a minimum credit score of 600, their gross income would be three times the amount of the rent, two years with current employer and two good years of rental history. If you have had an eviction within the past 3 years, you would not be approved even with a cosigner. -

How do I pay rent?
Online through your tenant portal or payments can be dropped off at our office between 9am-4:30pm weekdays -
I want to get a pet. What do I do?
You will need to complete the pet screening process. There is a $250 non refundable pet fee required per pet and $25 per month pet rent per pet. There are certain breed restrictions. Please contact the office for a list of breed restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
Both tenants would need to sign a Tenant Remaining Tenant Vacating Agreement. The Remaining Tenant would have to meet the income requirement ( gross income needs to be three times the amount of the rent). If the remaining tenant does not meet the income qualification, the roommate cannot be removed from the lease. -
My lease expiration is coming and I want to move out. What do I do?
You would need to give a 30 day notice of your intent to vacate in writing ( text or email) -
Who is responsible for paying for repairs & maintenance requests?
If the repair/maintenance is due to the resident's negligence they would be billed for the repairs.
